inquiline stanno aumentando. L&#8217;Associazione dei proprietari fondiari (APF) e i partiti borghesi spesso difendono gli interessi dei locatori e delle grandi societ\u00e0 immobiliari. Sostengono iniziative e progetti politici che indeboliscono la protezione contro gli sfratti, allentano il controllo degli affitti o promuovono la costruzione di nuovi appartamenti di lusso. Allo stesso tempo, gli affitti continuano ad aumentare, mentre gli alloggi a prezzi accessibili diventano sempre pi\u00f9 scarsi. Soprattutto nelle aree urbane, gli inquilini e le inquiline vengono sfrattati\/e e devono affrontare aumenti ingiustificati degli affitti e condizioni abitative precarie.<\/p><p><span style=\"font-size: 1rem;\">\u00a0<\/span><\/p><p>Ma non sei solo\/a e impotente. Non lasciarti spaventare: esistono regole chiare che stabiliscono quando un aumento \u00e8 ammissibile.<\/li><li aria-level=\"2\">Controlla attentamente il tuo contratto di locazione: l&#8217;affitto \u00e8 giustificato? Il conteggio delle spese accessorie \u00e8 corretto? Anche all&#8217;inizio del contratto puoi far verificare l&#8217;affitto per verificare che non sia abusivo.<\/li><\/ul><\/li><li aria-level=\"1\"><b>Disdetta<\/b><b style=\"font-weight: 400;\">:<\/b><ul><li aria-level=\"2\"><span style=\"font-weight: 400;\">Verifica le formalit\u00e0:<\/span><ul><li aria-level=\"3\">La disdetta deve essere effettuata con un modulo approvato ufficialmente. Una normale lettera non \u00e8 valida.<\/li><li aria-level=\"3\">Nel caso di appartamenti familiari, entrambi i coniugi devono essere informati separatamente.<\/li><\/ul><\/li><li aria-level=\"2\">Controlla il termine di disdetta:<ul><li aria-level=\"3\">Il termine di disdetta previsto dalla legge \u00e8 di almeno 3 mesi per gli alloggi e di 6 mesi per i locali commerciali. Nel contratto di locazione possono essere concordati termini pi\u00f9 lunghi.<\/li><li aria-level=\"3\">Se il termine non viene rispettato, la disdetta \u00e8 valida per la prima data utile successiva.<\/li><\/ul><\/li><li aria-level=\"2\">Contestare la disdetta:<ul><li aria-level=\"3\">Puoi contestarla entro 30 giorni dalla ricezione presso l&#8217;autorit\u00e0 di conciliazione competente.<\/li><li aria-level=\"3\">Motivi di contestazione: abusivit\u00e0 o caso di rigore (proroga del contratto di locazione).<\/li><li aria-level=\"3\">Importante: il termine decorre anche se non ritiri la raccomandata.<\/li><\/ul><\/li><li aria-level=\"2\"><span style=\"font-weight: 400;\">Cercare un appartamento nonostante la contestazione:<\/span><ul><li aria-level=\"3\">Inizia per tempo a cercare un nuovo appartamento.<\/li><li aria-level=\"3\">Tieni traccia di quello che fai (data, appartamento, affitto) e salva una copia degli annunci e delle tue candidature.<\/li><\/ul><\/li><\/ul><\/li><li aria-level=\"1\"><b>Informazioni generali e supporto:<br \/><\/b><p>\u00a0<\/p><ul><li aria-level=\"2\"><b>Associazione inquilini (ASI): <\/b>L&#8217;ASI offre consulenza legale, materiale informativo e supporto politico agli inquilini e alle inquiline. Vale la pena diventare membri!<\/li><\/ul><\/li><li aria-level=\"1\"><b>Consigli importanti: <\/b><ul><li style=\"font-weight: 400;\" aria-level=\"2\"><span style=\"background-color: transparent;\">Tieni traccia per iscritto di tutte le conversazioni e gli accordi con il tuo padrone di casa.<\/span><\/li><li aria-level=\"2\">Scatta foto dei danni o dei difetti nel tuo appartamento.<\/li><li aria-level=\"2\">Chiedi consiglio in anticipo se ci sono problemi.<\/li><li aria-level=\"2\">Entra in contatto con i tuoi vicini: spesso anche loro sono nella stessa situazione e insieme \u00e8 pi\u00f9 facile.
