Ils soutiennent des initiatives et des projets politiques qui affaiblissent la protection contre les cong\u00e9s, assouplissent le contr\u00f4le des loyers ou encouragent la construction de nouveaux logements de luxe. Ne vous laissez pas intimider : il existe des r\u00e8gles claires qui d\u00e9terminent quand une augmentation est autoris\u00e9e.<\/li><li>V\u00e9rifiez attentivement votre contrat de location : le loyer est-il justifi\u00e9 ? Le d\u00e9compte des charges est-il correct ? Vous pouvez \u00e9galement faire v\u00e9rifier le caract\u00e8re abusif du loyer au d\u00e9but du contrat.<\/li><\/ul><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><b>R\u00e9siliation :<\/b><ul><li style=\"font-weight: 400;\" aria-level=\"2\"><ul><li style=\"font-weight: 400;\" aria-level=\"3\"><span style=\"font-weight: 400;\">\u00a0<\/span><\/li><li>V\u00e9rifiez les formalit\u00e9s :<ul><li>La r\u00e9siliation doit \u00eatre effectu\u00e9e \u00e0 l&rsquo;aide d&rsquo;un formulaire officiellement approuv\u00e9. Une lettre normale n&rsquo;est pas valable.<\/li><li>Dans le cas d&rsquo;appartements familiaux, les deux conjoints doivent \u00eatre inform\u00e9s s\u00e9par\u00e9ment.<\/li><\/ul><\/li><li>V\u00e9rifier le d\u00e9lai de pr\u00e9avis :<ul><li>Le d\u00e9lai de pr\u00e9avis l\u00e9gal est d&rsquo;au moins 3 mois pour les locaux d&rsquo;habitation et de 6 mois pour les locaux commerciaux. Des d\u00e9lais plus longs peuvent \u00eatre convenus dans le contrat de location.<\/li><li>Si le d\u00e9lai n&rsquo;est pas respect\u00e9, la r\u00e9siliation prend effet \u00e0 la prochaine date possible.<\/li><\/ul><\/li><li>Contester la r\u00e9siliation :<ul><li>elle peut \u00eatre contest\u00e9e aupr\u00e8s de l&rsquo;autorit\u00e9 de conciliation comp\u00e9tente dans les 30 jours suivant sa r\u00e9ception.<\/li><li>Motifs de contestation : caract\u00e8re abusif ou cas de rigueur (prolongation du bail).<\/li><li>Important : le d\u00e9lai court m\u00eame si vous ne retirez pas le courrier recommand\u00e9.<\/li><\/ul><\/li><li>Chercher un appartement malgr\u00e9 la contestation :<ul><li>Commencez \u00e0 chercher un nouvel appartement suffisamment t\u00f4t.<\/li><li>Documentez vos d\u00e9marches (date, appartement, loyer) et conservez une copie des annonces et de vos candidatures.<\/li><\/ul><\/li><\/ul><\/li><\/ul><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><b>Informations g\u00e9n\u00e9rales et assistance :<\/b><ul><li><strong>Association suisse des locataires (ASLOCA)<\/strong>: l&rsquo;ASLOCA offre des conseils juridiques, des informations et un soutien politique aux locataires.
